Roof leaks or roof damage claims can be obvious at times. Hurricanes, windstorms or high winds combined with heavy rain events make that determination easier. It can sometimes be challenging to fix damage to your roof and that’s where you will need our help. Sometimes you may not know what caused this damage or leak and it becomes your burden to prove that your claim is associated with a covered loss under your policy. I urge you not to make the mistake of walking that “mine field” alone and with no limited experience. Southern Public Adjusters can be the bridge between you and your insurance company in moving your claim along and getting it paid properly. In Florida, most policies take the age of your roof into consideration at the time that it was damaged.

Some polices will only offer roof damage coverage up to the depreciated value, regardless of your roof’s age. For example, if your roof is under three years old, you may be covered for the full cost of repair or replacing the damaged section of your roof at the time that your claim was filed without any holdback. Deciding on the amount of payment is subjective to the company adjuster that is handling your claim. The ACV vs. RCV value at the time of the loss is also a subjective dollar amount and that value is always best left to your Public Adjuster to negotiate. In most cases, your insurance company will send their own inspector to investigate and verify your claim. If the company adjuster determines that your damage is a result of “wear and tear” or “defects in installation”, or “no visible openings”, etc., the insurance company may deny your claim.
